How to Verify a Real Estate Broker's PRC License

A short checklist for confirming that the person you are dealing with is a licensed broker or an accredited salesperson.

Before you pay or sign anything

  • Ask for the person's full name and PRC license (or registration) number.
  • Check the details using the PRC's online license verification service. Confirm that the name, profession and validity period match what you were told.
  • If you are dealing with a salesperson, ask which licensed broker they are accredited under, and verify that broker's license as well.
  • Make sure agreements name the licensed broker, not just an individual agent.

Red flags

  • The person will not share a license number or says it is "being processed".
  • The name on the license does not match the name on the payment account.
  • You are asked to pay a reservation fee to a personal account with no receipt.
  • Pressure to decide immediately, or promises of guaranteed returns.
