Why Cavite Is Ideal for Your Next Warehouse (2026 Guide)
Leasing a warehouse in Cavite? See how CALAX, CAVITEX-C5, LRT-1, Sangley Airport and new ecozones make Cavite a top logistics hub south of Manila.

Cavite has become one of the smartest places in the Philippines to lease a warehouse. The province sits right next to Metro Manila and the Port of Manila, hosts some of the country's most established economic zones, and is gaining new expressways, rail and a planned international airport. For businesses that need to move goods into the capital quickly while paying less for land and space, Cavite offers a rare mix of access, labor and room to grow.
A strategic location on Metro Manila's doorstep
Cavite's biggest advantage is proximity. Its northern cities, Bacoor, Kawit and Cavite City, border Parañaque and Las Piñas, putting warehouses within reach of Metro Manila's 13-million-plus consumers, the Port of Manila and NAIA.
That location lets a single Cavite warehouse serve three markets at once:
Metro Manila for same-day and next-day delivery through CAVITEX and the Coastal Road.
CALABARZON, the country's manufacturing heartland, through CALAX and the Laguna and Batangas road network.
Southern Luzon destinations such as Tagaytay and Batangas, the gateway to Batangas Port.
Cavite is part of the South Luzon industrial corridor. Together with Laguna and Batangas, it accounted for 80% of industrial leasing transactions in the first half of 2026, according to Savills Philippines. Tenants choose the corridor because it pairs mature industrial parks with direct road links to the capital.
Infrastructure projects transforming Cavite logistics
A wave of road, rail, bridge and airport projects is cutting travel times in and out of Cavite, and every hour saved lowers the cost of running a warehouse there. That matters now: Philippine logistics cost inflation hit 16.8% in Q2 2026, a 21-year high, according to PSA data cited by Colliers.
CAVITEX to C5 in Taguig via Sucat, 7.7 km
Fully open; final Segment 3B opened in 2026
Cuts Cavite–Taguig travel from about 1.5 hours to 15 minutes, opening BGC, Makati and eastern Metro Manila to Cavite-based fleets
Cavite–Laguna Expressway (CALAX)
CAVITEX in Kawit to SLEX in Biñan, 44.6 km
26 km operational after the Silang (Aguinaldo) Interchange opened on May 4, 2026; Kawit and Open Canal sections under construction
Links Cavite's industrial towns east–west to Laguna and SLEX; Biñan to General Trias drops from one hour to 26 minutes
Baclaran to Niog, Bacoor, 11.7 km
Phase 1 in operation; remaining stations funded with ₱1.17 billion in the proposed 2027 budget
Easier commutes for warehouse staff living in Metro Manila and northern Cavite
Sangley Point International Airport
New international gateway in Cavite City
GMR Group is exploring a ₱150-billion investment with Cavitex Holdings; the US Trade and Development Agency is funding a feasibility study
Adds passenger and cargo capacity next door, a draw for air-freight and e-commerce operators
Bataan–Cavite Interlink Bridge
Mariveles, Bataan to Naic, Cavite across Manila Bay, 32 km
Land-approach packages awarded (Cavite side in November 2025); DPWH says completion extends past 2028
Cuts a five-hour trip to about 45 minutes, linking Cavite directly to Central Luzon, Subic and Clark
Planned expressways toward Tagaytay and Batangas would extend this network further south, strengthening Cavite's link to Batangas Port. Warehouses near CALAX interchanges and the CAVITEX corridor stand to gain most as each segment opens.
Economic zones and new industrial developments in Cavite
Cavite has decades of industrial history and is still adding space. Colliers expects about 190 hectares of new industrial developments across Southern and Central Luzon by the end of 2026, mostly in Cavite (BusinessWorld).
Tanza
Expanded by 33 hectares in 2026 with ₱967 million in expected investment; 65 registered enterprises in logistics, IT-BPM and utilities
General Trias
PEZA-proclaimed expansion worth ₱380 million; 28 locators, about 29,000 workers and US$430 million in yearly exports (2024)
Dasmariñas
Newer PEZA zone with ₱343 million in investment; locators in consumer goods, renewable energy and electronics
Rosario and General Trias
Government-run 275-hectare zone established in 1980; hundreds of export manufacturers
PEZA-registered zones give qualified locators tax incentives, simplified import and export processing and ready utilities. For a warehouse tenant, that means neighbors who are active shippers and a steady base of manufacturing clients for storage and third-party logistics.
Demand is also shifting toward modern facilities. In H1 2026, modern warehouse rents across Southern Luzon, Central Luzon and Metro Manila rose 8% half on half, while traditional warehouse rents fell 3%, per Colliers. Tenants now look for 12–14 m clear heights, up to 5 tons of floor load and fire sprinklers.
Lower costs and a deep labor pool
A Cavite warehouse typically costs less to run than a comparable facility inside Metro Manila, on both space and people.
Bigger space for the budget. Land in Cavite is more available and less expensive than in the metro, so the same rent buys larger floor plates, wider yards and truck-friendly access.
The largest workforce in CALABARZON. Cavite is the region's most populous province, with 4.57 million residents in the 2024 census (PSA). Warehouse operators can hire forklift operators, pickers, drivers and inventory staff locally.
Wages below Metro Manila. Cavite's daily minimum wages run from ₱508 to ₱600 under Wage Order IVA-22, below the NCR rate (SweldoPH summary).
Industrial ecosystem. Nearby manufacturers, 3PLs, truckers and customs brokers make it easier to source services and win storage clients.
Room to scale. Growing supply in Tanza, General Trias, Dasmariñas and Silang gives tenants options when they need to expand.
The balance of these savings with fast access to Manila is what sets Cavite apart from provinces farther south.
Businesses that benefit most from a Cavite warehouse
Cavite suits any business that needs to reach Metro Manila fast without paying Metro Manila prices. The strongest fits are:
E-commerce and last-mile fulfillment serving Parañaque, Las Piñas, Pasay, Makati and, via the C5 Link, Taguig and BGC.
FMCG and food distributors that replenish supermarkets and convenience stores across Metro Manila and CALABARZON daily.
Importers and exporters who move containers through the Port of Manila and want a short, predictable drayage run.
Manufacturers and their suppliers in Cavite's ecozones that need buffer stock, spare parts or finished-goods storage close to the plant.
Third-party logistics (3PL) providers building multi-client hubs between the capital and the South Luzon industrial belt.
Construction and home-improvement suppliers serving the fast-growing residential townships of Imus, Dasmariñas, General Trias and Silang.
What to check before leasing a warehouse in Cavite
The right Cavite warehouse depends on the exact site, so a few checks up front prevent costly surprises.
Flood history and elevation. Low-lying coastal areas such as Bacoor, Imus, Kawit, Noveleta, Rosario and Tanza are prone to flooding. The JICA-backed Cavite Industrial Area Flood Risk Management Project is adding a retarding basin, floodways and drainage, but tenants should still ask for flood records and check floor elevation.
Upland towns like Silang, Dasmariñas and Carmona generally carry less flood risk.
Distance to the nearest expressway ramp. A site a few minutes from a CALAX or CAVITEX interchange avoids the slow national roads such as Aguinaldo Highway and Governor's Drive.
Truck access and yard space. Confirm road width, turning radius for 40-foot container trucks and any truck-ban hours on the route into Metro Manila.
Building specs. Match clear height, floor load, dock levelers, fire protection and power capacity to your operation.
Zoning and permits. Make sure the property is zoned industrial and has its occupancy, fire safety and business permits in order.
Ecozone eligibility. If you export or import heavily, a PEZA-registered zone may cut costs through incentives.
A local broker who knows each corridor can shortlist sites that pass these checks before you visit.
The outlook for Cavite warehousing
Cavite's advantage is set to widen over the next few years. The CAVITEX–C5 Link is already fully open, CALAX is filling in its last sections, and the LRT-1 extension is funded to finish its remaining stations. Longer-term projects, the Sangley Point airport and the Bataan–Cavite Interlink Bridge, would turn the province from Manila's southern neighbor into a gateway connecting Central and Southern Luzon.
Market data points the same way. Industrial vacancy across the major Luzon markets fell to 13.1% in H1 2026 from 14.1% at end-2025, and modern warehouse rents are rising while older stock softens (Colliers). Businesses that lock in well-located, modern space in Cavite now are likely to benefit as the infrastructure comes online.
